Due to its durability and low upfront costs, VCT is a standard floor covering for high-traffic commercial areas. VCT requires layers of polish (wax) to protect its porous surface. Because of this, VCT is not a low-maintenance flooring product. It requires regular stripping, waxing and polishing.



VCT is generally maintained with traditional sweeping and wet mopping, and all the soil and imperfections are captured in the wax layers on the tile. Over time these traditional methods no longer improve the look of the floor and it begins to look dirty and dull.

At this point it’s time for a complete stripping of the wax and polish to expose the bare VCT tile. This will require a very strong stripper and can be quite a messy process without the proper tools. ACS uses the strongest stripping agent available, and will remove the worst wax and soil build up from your floor. Once the slurry is removed, the bare, clean VCT tile is then neutralized to accept the protective wax layers.



We apply at least 4 layers of commercial grade wax/finish to restore that “wet glossy” look and fully protect the soft VCT floor. After this process is complete you now have a restored floor that will only need regular maintenance procedures. VCT maintenance is vital if you want to maintain a good glossy look.

ACS offers scheduled maintenance programs (every 6, or 12 months) for customers who have had a fully restored VCT floor. We can maintain the same glossy look by removing and replacing only a layer or two of wax (saving us time and you money), leaving you with a fresh new looking floor every time!
