What’s the Secret to Keeping Floors Shiny and Bright?

The Importance of Protecting VCT Floors

Way back in January 2017 I wrote about the purpose of waxing floors, namely the vinyl composite tile (VCT) floors. Obviously, you’ll want to get the most use out of your investment for the longest you possibly can. The only way to keep your floor performing and looking good is with proper, routine cleaning and maintenance.

The primary purpose of the wax coat is protection ( Jan 2017). The dirt, spots and spills that come with everyday use get pressed into and captured by this coating. Furthermore, the electrostatic discharge (ESD) floors must have this protection to maintain optimal functionality.

In either case, an initial (3 or 4) coats of the appropriate wax need to be applied within days of installation of the floor (VCT). I can’t stress enough that you must not delay this initial coating. Just like the installation of the VCT itself, this cost should be seen as part of the capital expenditure.

Delay of this task will compromise the vinyl (permanent: scratches, wear and stains) as well as the performance in the case of ESD floors. At the very least, moisture (from wet mop maintenance) will seep between the tile and subfloor and loosen the adhesion of the tile. It’s unfortunate, but recently I’ve seen a lot this type of neglect which leads to damage. It prompted me to write this warning.

Keep in mind that this initial protective coating will deteriorate over time and requires periodic re-coats. The extent and costs of that re-coating project depends on the condition of the floor at that time.

A regularly scheduled cleaning and maintenance program utilizing the right equipment and cleaners will keep this necessary expense under control ( Jan. 2019). It will keep your floors protected and performing as a solid foundation for your facility, saving you replacement costs and keeping the VCT shining brightly for years!
